I’ve noticed that the main mortgage websites only quote purchase and refinance rates for homeowners, but I’m looking to invest in real estate right now. Short of calling up individual companies, how can I find and commpare rates for rental/investment property? Also, is the standard requirement 20 or 30% as the downpayment for these properties?
I guess I should clarify that I’m just trying to price things out loosely right now, and am looking for an average rate for a rental property–either a single family or a duplex. And qualifying isn’t a problem for us.

You can’t. You will need to call a company as investment rates are dependant on type of property, SFR, duplex – fourplex etc, credit, final loan to value and if the seller is paying any closing cost. Yes 20% down will be required.

There are so many programs out there now that are changing weekly.
Start with your local bank/mortgage Company. Don’t do anything online now.
Ask your friends and family members for a recommendation.
