i am a flooring installer and finish carperter who is looking to expand my business to residential real estate. every serch just turns up”get rich quick scams” and web sites trying to get me to sign up with them. there has got to be a better way.
how do i find sound real estate investing advice without all the commercials?

Start with tools, not results. As a skilled craftsman you have probably been called in to repair botched DIY jobs. Instead of looking for properties, start looking for someone who can be on your team to help you find and evaluate properties. Interview several Realtors and mortgage agents. Talk to them, not about a particular property, but about how they work and see if it fits your goals and style. Check out your local community college for real estate investment courses. Learn how to “do the math” so that you can plug in numbers on a given property and do an objective evaluation. I’m sure you are familiar with the rule “measure twice and cut once”. The same applies to evaluating investment properties. Stay away from the late night TV get-rich-quick systems blah blah. It’s slow, steady, careful, and long term investing that will serve you in the long run.

I am an Investor and have read almost everything out there. Join some Real Estate Investment groups in you area,they are beneficial and figure out which strategy you want to take and target that area.
I do no money down and works great for me,but everyone has to find their own niche.
Do a search for the clubs and go to the meetings.

What state are you in? I do lease options/and lease purchase and you can make a great income with a great payload on the end. If you are interested in this field I would suggest Windy Patton’s course,I have read many on this subject and hers is the most detailed.
I make $8,000 per month plus late payment fees that add up considerably and still adding properties.

Also, on their website, browse around to see if they have an online forum or discussion board. You can find good help there most of the time.

Membership and posting are free at this time so feel free to browse around. There are quite a bit of investors/bird dogs/wholesalers posting properties and a good amount of financial investors looking for solid investments.
