Doing great with budgeting and saving, but need advice on investment allocations?

I’m doing everything by the book on saving for retirement and emergencies and have it going on. The only thing I’m always unsure about is when and how I should be rebalancing during market changes. I have a pretty good process for picking good mutual funds just using internet tools, but never know when it’s time to move from one fund to another, and also if i’m too heavily invested in one type or another. Is there any advisors online who charge like a one time fee for evaluating this a few times a year? I checked with local financial advisors and they seem to deal with clients having over 2mil in assets! I’m not quite there yet Fidelity told me since i’m a “platinum” level customer of theirs they’d give me free advice but they can’t ever tell you exactly what to do because of laws and regulations.

Can anybody answer this real estate investment company advice?

I’m almost 90% sure that i want to start my real estate investment company as a corporation not a LLC. I was wondering is this a good idea. Also, can’t i sell shares of my company to private investors to raise capital. Any advice on starting a commercial real estate investment comapany will help.

Hi. I’m looking to do some (day) trading. Approximately $10k investment initially. Full reinvestment. I will take a single position at the start of a trading day and divest within 8-48 hours. I’m looking for advice on which online broker to use to conduct my trades.

I do not need investment advice, or research. I have these tools available to me through other means. Instead I simply need someone to execute trades on my behalf. Timing is moderately important but not critical (i.e., within 10-15 minutes, so I don’t think it should be an issue). I’m really looking for execution, and minimal cost.

So far the best solution I’ve seen is Scottrade’s online system. Any advice is appreciated – either regarding Scottrade (hidden fees?) or other options.

My boyfriend and I think we’ve found our first investment property however we are having trouble getting financing. We went to a traditional lender thinking my boyfriend could capitalize on a first time home buyers mortgage(he currently lives in my home) so we would be able to put less down than 20%. However we were told you cannot get that type of loan if the home is for an investment, so we would need to put 20% down. Between the two of us we definitely have the money to put down and for closing, but I have recently become unemployed, so as you can imagine I am not going to co-sign with him as it would only hurt our chances. He doesn’t have enough money in his account alone and we were told I cannot give him any money as it would need to be in his account for 60 days prior to our application. We feel this property is a great deal and would hate to miss out. Are there any investors out there and how do u go about purchasing your properties? Should we use Hard Money? Should we try a Credit Union? If anyone needs numbers on the deal I can supply those as well. Any help would be appreciated!
I’d like thank everyone for there responses… even the ones that suggest I should haul my butt down to city hall and get married Sorry, I am not ready to go there just yet. We both consider this a business venture, and I am not at all concerned pooling our finances together to make it happen; after all, isn’t that what you would do with any other business partner?
At this point it looks like we will have to let this one go and try to wholesale it to another investor. The property is a foreclosure(needs very little work) in Northern NH if anyone is interested. Feel free to contact me for additonal details. Thanks again!

If there any loan officers out there that can please give me some advice i would really appreciate it. My son has a house that is currently being rented and I rent an apartment. Although he pays his mortgage on time he has bad credit and I have very good credit. His score if 560 and my score is 740. He wants to refinance and put my name on the mortgage since I have good credit. Will the bank allow this? If so how will it be done. Some people are saying he has to add me to the deed and wait 3 months, I have also heard he can just add me to the title and do it right away. I have heard some banks allow you to refi as long as you are just added to title. What is the difference between the two? I am trying to get a clear answer. Also, being that the house is rented do we have to get an investment property rate which is much higher than if it were owner occupied? The tenants that live in the house now are leaving and I am planning to leave my apartment and live there.

Just graduated in May and have already set up my 401k Vanguard account with my work.They match 8% if you contribute 2% so I am already taking advantage of that but would like to start some other investments. I graduated with around $15,000 in student loans so that is my first priority to pay off but I would like to start investing in stocks. Good recommendations for websites to follow stocks? I am only 30 years old and I own a house in another state with 100,000.00 dollars or more equity depending on the market.
We bought the house 5 years ago and it tripled in equity in 5 years now I have moved for employment. I am living in my Grandmothers house she is passed away with no rent payments. I will be moving out in 2 years and plan on buying or building a home then. I currently have renters in the home but only profit $ 300.00 a month if there is no repairs. So I would like your opinion , should I sell now while the getting is good. The home is only 1000 square feet and I am concerned how much more can it go up?

Advice on Investing for a 25 year old?

I am a 25 yr old married man. Total net income is approx. 80k/yr. My wife has no 401(k)/IRA, but I do have a company matched which i max out and then add on 6% before tax unmatched after that, which totals 12% of my paycheck going into my 401(k). We have our savings, approx 17k in a high interest online savings account. We have a 529 being funded $100 every month for when my wife goes back to school. We also have approx. 35k in mutual funds.

Zero credit card/school loan debt and only a car payment on 1 of our 2 cars. We do rent as of now, only because we are “on call” to be transfered out of town within 6 months.

Here is my question: We will be coming into approx. 5k in the next month or so and I want some opinions on how to invest it. Stick with mutual funds? Are REITS even worth it with the housing market as it is? I am pretty familiar with mutual funds, but after that, my knowledge is limited.

Any advice?

I own a home in GA and had to move back to OR several years ago for work. I’ve had renters in the home and everything was working fine until the economy took a dive. My husband and I want to purchase a home here and can afford it but since my renters are not paying their rent on time and we are not getting a lot of interest with it being for sale, we were considering jumping on purchasing a home here and if we can not get solid renters in there we would not be able to make the payments on the GA house and it may lead to short sale/foreclosure status. Can anyone tell me if you have two homes and one goes into foreclosure, does it do anything to the other loan or jeopardize that other house? We are sacrificing a lot to continue making the payments on that other house but would really like to be able to buy a home here with out having to wait 10 years + for credit to be re-established if (god forbid) the house does go into foreclosure.

Im so eager to begin investing in real estate but i feel like there’s things holding me back. I plan on going to a university far from home so that’s one.
