I am looking to get a little more infomation on investing in real estate. I have talked to people who buy houses with no money down and end up getting cash at closing? Is it legall ? Are there websites to get solid concrete advise? I want to verify everything these people are saying. I would like to buy a property for rental purposes. Any suggestions or ideas?

How much can I write off on a bad real estate investment?

A couple of years ago I invested 50k into a bad real estate investment. The person heading up this llc actually committed fraud and was sentenced to 10 years in prison. I am looking to write off this investment for the year 2008 and have had conflicting reports on what I can write off. Does anyone know what you can write off on a bad real estate investment?

How should profits be split on a 3-way real estate investment?

I am involved in a 3-way investment on a rental property and we are being forced to sell because of a DOT project. Our profit on this property will be approximately $75,000 and we need to figure out how to split this up. Being close family members, we weren’t too concerned about figuring this out we bought the property.

I would really appreciate any suggestions from real estate investors experienced with partnership investments like this.

Here are the figures for the capital and work/mangement invested by each party.

Investor #1:
Invested $150, 000 by taking out a regular home loan.
Lived at the property and payed “rent”.
Did 85% of the maintenance, improvements and rental property management.

Investor #2:
Invested $75,000 from a home equity line of credit.
Did 0% of the maintenance, improvements and rental property management.

Investor #3:
Invested $25,000 from a home equity line of credit.
Did 15% of the maintenance, improvements and rental property management.

ROI Capital Group: free education for investors who can then buy income properties online services include financing, comparisons cashflow, property management
depending on the education you complete determines online access to properties. Can even buy online. A concept I have never seen.

or North Point Financial Group which assists in investment finance and property management. Both advertise in Craigslist very high incomes (commission) I wonder if true. New homes sales is slow, and I can’t sell resale though broker on the so I am looking for a better opportunity. Anyone out there know anything about these?

I’m almost 90% sure that i want to start my real estate investment company as a corporation not a LLC. I was wondering is this a good idea. Also, can’t i sell shares of my company to private investors to raise capital. Any advice on starting a commercial real estate investment comapany will help.

What business type should I start my real estate investment company as?

I need some good advice on whether I should start my California-based real estate investment company as a sole proprietorship, a partnership of some sort, or some kind of a corporation. The general purpose of this company is to purchase and rent out residential and commercial real estate. Any help would be greatly appreciated.

how exactly do I use a home equity line of credit to invest in real estate?

I have heard that taking the equity out of my houses to invest in real estate is a great option. what exactly are the inner working of this? Won’t i be having two mortgages that have to be paid from rental income? any advice and resources or links would be appreciated.
