In order to capitalize on the opportunity, I would like to put as little down as possible so I can use my cash for more properties. I was told that you have to have a score in the 800&#8217;s to get a low-down investor mortgage. Well, just so happens my credit score is in the mid-high 800&#8217;s. That means I am eligible for 5% or 10% down investor loans at decent interest rate &#8211; my question is &#8211; who does these kinds of loans. I heard Chase does. Any others. No brokers please. Thanks!<br />

			<content:encoded><![CDATA[<p>I had lost my job and found another job in another state.  We found renters for our house but have had to use their rent for the last couple months to live off of because we depleted our savings trying to stay up on the mortgage.  Their rent is about $100 short of the payment, when you factor in property taxes about $450 short.  We have eliminated expenses and lowered our monthly bills over the last several months.  The thought is refinancing our now investment property to try and get a positive cash flow.  The alternative will more than likely be us ending up foreclosing on it or a short sell, because of our current financial situation.  We are currently 3 months behind.  </p>
<p>Or does it make more sense to cut our losses and take the hit on our credit?  We are currently renting and would like at some point get into another mortgage so we don&#8217;t feel like we are throwing away our money to someone else.  But we can stay renters in our current house for as long as we may need to.</p>

The plan is for him to lease the property for 1 year &#038; make monthly payments that will cover the mortgage. I will continue to rent. We will both contribute equally towards upgrades needed for the house to sell after 1 year. How should he be listed on the title? should the interest be 50/50? What additional legal documentation would be needed incase we decide to split. I realize as the loan will be under my name I will be solely responsible. How can I ensure I can sell the property if I need to if he ceases to rent &#038; I decide not to move in to the property, can I remove his name from the title? How would I need to set this up to begin with to allow for such flexibility. I haven&#8217;t closed the deal as yet but will be doing so soon.</p>

I also own an investment property which is currently worth $225K. The loan on the house is $280K (only first loan). The purchase price for this property was $285K</p>
<p>Now, what I did was I took a second home equity loan of 60K from the investment property and put it towards the second loan of the first property (by refinancing into a lower interest loan). This is how the equation looks like now:</p>
<p>Primary residence<br />
Current value:$300K<br />
Loan 1:$460K (Interest only &#8211; 5/1 arm to expire in 2 yrs);This is the original loan<br />
Loan 2: $60K (30 yr fixed P+I); (Refinanced loan)</p>
<p>Investment property<br />
Current value:$215K<br />
Loan 1:$280K (Interest only &#8211; 5/1 arm to expire in 2 yrs);<br />
Home equity Loan 2:$60K (15 yr fixed P+I);</p>
<p>I cannot afford to hold on to the properties.<br />
My question is, if I foreclose on both properties, what are the consequences. Can the lenders come after me for the deficiency amount. I tried to short sale for last 6 months, with no success.<br />

<p>Here are the figures for the capital and work/mangement invested by each party.</p>
<p>Investor #1:<br />
Invested $150, 000 by taking out a regular home loan.<br />
Lived at the property and payed &#8220;rent&#8221;.<br />
Did 85% of the maintenance, improvements and rental property management.</p>
<p>Investor #2:<br />
Invested $75,000 from a home equity line of credit.<br />
Did 0% of the maintenance, improvements and rental property management.</p>
<p>Investor #3:<br />
Invested $25,000 from a home equity line of credit.<br />
Did 15% of the maintenance, improvements and rental property management.</p>

What about the downpayment I walked away from. In my case I put down 20k. My loan balance is $172K and properties in area are appraising for $172K-$177k. I purchased for $192k.  I &#8216;ve paid about 23K in interest only payments and other expenses in my attempt to try and sell and not ruin my credit. But I&#8217;m at the end of my rope. I would like to understand all the financial consequences of doing this &#8220;deed in lieu&#8221; beside of course ruining my credit. Thanks<br />

<p>I am thinking of borrowing money from my aunty, who is willing to lend me the money to buy an investment property for a very low interest rate. She is not a resident of Australia, therefore does not have to fill out the tax return. But she does have a bank account here, where she pays 10% of her interest.</p>
<p>What I want to know is:</p>
<p>Can I still claim that interest on the borrowing on my Tax Return? What documents will I need to proof that I have borrowed money? Do I need some formal documents?</p>

New homes sales is slow, and I can&#8217;t sell resale though broker on the so I am looking for a better opportunity. Anyone out there know anything about these?</p>

			<content:encoded><![CDATA[<p>I&#8217;m doing everything by the book on saving for retirement and emergencies and have it going on.  The only thing I&#8217;m always unsure about is when and how I should be rebalancing during market changes.  I have a pretty good process for picking good mutual funds just using internet tools, but never know when it&#8217;s time to move from one fund to another, and also if i&#8217;m too heavily invested in one type or another.  Is there any advisors online who charge like a one time fee for evaluating this a few times a year?  I checked with local financial advisors and they seem to deal with clients having over 2mil in assets!  I&#8217;m not quite there yet <img src='http://realinvestormatch.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />   Fidelity told me since i&#8217;m a &#8220;platinum&#8221; level customer of theirs they&#8217;d give me free advice but they can&#8217;t ever tell you exactly what to do because of laws and regulations.</p>
