How do I find ONLINE investment property mortgage rates?

I’ve noticed that the main mortgage websites only quote purchase and refinance rates for homeowners, but I’m looking to invest in real estate right now. Short of calling up individual companies, how can I find and commpare rates for rental/investment property? Also, is the standard requirement 20 or 30% as the downpayment for these properties?
I guess I should clarify that I’m just trying to price things out loosely right now, and am looking for an average rate for a rental property–either a single family or a duplex. And qualifying isn’t a problem for us.

What can I expect for interest rates and points for an investment property (or nearby 2nd home) for a 30 yr. fixed rate conforming loan with more than 25% down, as compared to the rate and points I could get for a similar loan for a primary residence? For instance, I’m seeing rates around 5.25% with 0 pts. for primary residence conforming loan with 20%+ down. All else being the same, what would I expect for the “investment” real estate loan? thanks
