Although many people might disagree, It would be an option arm with an index that is not very volitile. If you hold on to it for a few years (5-7) you should be able to come out on top from the deferred interest.
Option arms have been around for many, many years and were specifically catered to investors. The had minimun payment options in the mid 7’s when the best rate out was 10%.
I wouldn’t suggest it for a primary residence but for investment, they serve their purpose
